Wondering why you need a COC? Having a valid Certificate of Compliance (COC) is about more than just keeping up with regulations. A COC is proof that the electrical systems in your home are safe and operating properly, reducing the chances of electrocution or electrical fires.
A COC is only valid for a maximum of two years, or until the electrical system is altered in any way. It sounds like a short time, but think about how much can happen in two years. Previously, COCs would be valid as long as there were no alterations to the electrical system. This resulted in two major issues. First, it meant that systems would deteriorate over time, and issues would only be discovered when they are dangerous problems. Secondly, the seller’s word was all the guarantee you had that no amendments had been made to the electrical systems on a property, meaning some sellers would “forget” about renovation work.
With a shorter validity period, a valid COC lets you know that the property was recently inspected and at that time, all electrical systems were working properly and safely.
Permanent does not mean forever
It is a natural habit to think of certain things as lasting forever. However, due to being used daily and the rigours of time and heat, our electrical infrastructure does start to deteriorate. The COC looks at these permanent installations to ensure that they are still fit for use:
- The main and sub DB boards.
- Circuit breakers
- Earth leakage
- All wall sockets and light switches
- All wiring
- Any bonded metal components
These are checked to make sure they are securely attached, suitably protected and in good working order. This includes checking voltages, insulation and correct earthing.
A COC can only be issued by a qualified electrician with a Wireman’s Licence, accredited by the Department of Labour and who is registered with the Electrical Contracting Board of South Africa (ECB).
If you plan on selling or leasing your property, you are required to have a valid COC.
